A proposal to tear down a single-family home and build a two-family dwelling in Dedham's Flood Plain Overlay District tops the Zoning Board of Appeals agenda for Wednesday, Oct. 21.
The board will meet at 7 p.m. in the O'Brien Meeting Room on the third floor of Dedham Town Hall, 450 Washington St. Three special permit applications are scheduled for review, according to the board's meeting agenda.
75 Bingham Avenue
Su and Haosheng Zhang are asking permission to resubmit an application for a special permit to demolish the existing single-family home at 75 Bingham Ave. and construct a two-family dwelling. The roughly 12,000-square-foot property sits in both the General Residence zoning district and the Flood Plain Overlay District, or FPOD. The application cites Dedham Zoning Bylaw Sections 8.1, 9.2 and 9.3.
The agenda does not explain why the application is being refiled.
32 Lower East Street
Theodhor Dyshniku is seeking special permits to expand a home at 32 Lower East St. with a roughly 500-square-foot second-story addition. The project would intensify two existing nonconforming setbacks: a front yard of 11.3 feet where 25 feet is required and a right side yard of 3 feet where 10 feet is required. The property is about 6,220 square feet and zoned Single Residence B.
20 Court Street
Geleme Pierre is requesting a special permit to change from one nonconforming use to another at 20 Court St. The roughly 1,961-square-foot property is also in the Single Residence B district. The agenda does not specify what the current use is or what Pierre proposes to change it to.
The board will also vote on its Aug. 19 meeting minutes.
