Nordblom Company broke ground on Vantage, a 154-unit apartment complex at 110 Stergis Way in Dedham, steps from Legacy Place.

The Oct. 12 ceremony drew state Sen. Mike Rush, state Rep. Paul McMurtry and Massachusetts Housing and Livable Communities Secretary Juana Matias, along with Dedham officials and members of the Nordblom family, Patch reported.

The project received a $3 million Commercial Conversion Tax Credit from the state. The credit was part of $15.3 million awarded to five projects statewide under the Commercial Conversion Tax Credit Initiative, a program established through the Affordable Homes Act that Gov. Maura Healey signed in 2024, according to the governor's office. The program supports turning vacant or underused commercial properties into housing.

Of the 154 units, 23 will be income-restricted and 131 market-rate. The four-story, 218,000-square-foot building will include structured parking for 119 vehicles, according to CRE Market Beat. The site spans 3.8 acres, according to Nordblom.

The development replaces two industrial buildings that date to the 1950s. Nordblom, a Burlington-based real estate firm that owns the site, first brought the redevelopment concept to Dedham's Planning Board in 2018, describing the structures as "functionally obsolete" at the time.

Rush called the project a strong partnership between the town and the state to create more housing opportunities in a post on Facebook after the ceremony.

The Dedham Planning Board approved the project's Certificate of Action unanimously on Oct. 17, 2024. Conditions included a $40,000 mitigation payment for Wigwam Pond and preferential treatment for local subcontractors on contracts over $3 million, according to board minutes. At that meeting, board member James F. McGrail said "there has been a tremendous spirit of cooperation between the Board, Town, applicant, state representatives, and attorneys to make the Town a better place to live."

In April 2026, the board approved a minor modification to the certificate. Nordblom's attorney told the board at that meeting that the company expected to break ground the following month.

Patrick O'Neill, senior vice president at Nordblom, said in a statement to Boston Real Estate Times that the location next to Legacy Place and within walking distance of the Dedham Corporate Center commuter rail station makes the site well suited for housing.

Erland Construction is leading the build, with Stantec handling design. Nordblom expects to begin pre-leasing in winter 2027, with the first residents moving in by spring 2028.
