Beth Israel Deaconess Hospital–Needham will publicly present its Campus Transformation Plan for the first time at the Needham Planning Board meeting on Tuesday, Aug. 25. The presentation offers the first public look at plans tied to the hospital's $40 million capital campaign.

The agenda also includes formal decisions on two Beth Israel parking proposals and a continued hearing on The Hickory Club's bid to open a private indoor golf facility at 117 Kendrick St.

The plan's details remain unknown. The hospital launched the "Transforming Healthcare Here" campaign in 2024 under outgoing president John Fogarty, who has led the 148 Chestnut St. hospital for 15 years and plans to retire in January 2027. The campaign targets innovation, workforce and campus enhancements, according to the Needham Observer. Dean Carucci, divisional president of community at Beth Israel Lahey Health, said in February that BID-Needham has "strengthened its service to the community by expanding specialty care, recruiting highly skilled clinicians and staff, fostering a culture of excellence."

The board, chaired by Justin McCullen since May, is also expected to issue a decision on Major Project Site Plan Review Special Permit No. 2026-01, Beth Israel's request to build a new valet surface parking lot at 14 and 20 Oak St. At the July 28 hearing, the board received the plan favorably but neighbors raised concerns about lighting, fencing and hours of operation, Needham Channel reported. The town also wanted assurance the parking design could accommodate changes tied to the planned MBTA Quiet Zone.

A separate decision on a de minimis change to the hospital's existing parking arrangement at its main Chestnut Street campus is also on the docket.

The Hickory Club, registered as Needham, LLC with a Cambridge mailing address, is seeking approval to operate a membership-based indoor golf and performance club at 117 Kendrick St. in the New England Business Center. At the July 28 hearing, board members questioned what constitutes a "video game" in the context of golf simulators, and the applicant was asked to return with more research before the board could move forward.
