Construction is underway on Vantage, a new apartment community on Stergis Way next to Legacy Place in Dedham, with completion targeted for spring 2028.

Developer Nordblom Company said in its September groundbreaking announcement that the development will include 154 rental apartments: 131 market-rate homes and 23 income-restricted units. Demolition of two former commercial buildings and site preparation were completed before construction began.

Erland Construction is building the project, with Stantec serving as architect. According to a construction announcement carried by ConnectCRE, the four-story building will span 218,000 square feet and use wood and steel framing.

Plans include a fitness center, resident lounge, outdoor gathering areas and structured parking for 119 vehicles. The work also includes improvements to Stergis Way.

The site is within walking distance of Legacy Place’s shops and restaurants, including Whole Foods, and an MBTA commuter rail station, according to Nordblom.

Patrick O’Neill, Nordblom’s senior vice president, said in the developer’s announcement that the project will bring new housing to Dedham while replacing an underused commercial property.

The development received its original Planning Board approval in October 2024. The board’s April 22, 2026, agendasubsequently listed a request to modify that approval by adding a model unit to the 154-unit building.

Vantage is Erland’s fourth multifamily residential project with Nordblom. The building is designed to meet Dedham’s energy code requirements, according to the construction announcement.

Spring 2028 remains the target completion date. Leasing prices and a specific opening date have not been announced.
